UNDER ROOF PRIVATE BETA TERMS & ACCEPTABLE USE

Private Beta Version
1. About the Private Beta
Under Roof is currently operating a limited private beta of its property platform at underroofphuket.com.
Under Roof is presently operated by Plaifa Malasri in Thailand (“Under Roof”, “we”, “us” or “our”).
These Private Beta Terms & Acceptable Use Rules (“Beta Terms”) apply in addition to the Under Roof Terms of Use and Privacy Policy.
If these Beta Terms conflict with the general Terms of Use specifically in relation to beta testing, these Beta Terms apply for the duration of the private beta.
2. Invitation-only access
The private beta is not currently open for unrestricted public registration.
Access may be provided to selected:
- Clients;
- property Owners;
- Independent Agents;
- Under Roof team members; and
- other approved testers.
An invitation is personal to the person or account receiving it.
You must not sell, transfer, publicly distribute or share your beta invitation or account access with another person.
Under Roof may limit the number of participants or temporarily stop accepting new beta users.
3. Purpose of the beta
The private beta exists to test Under Roof in real-world conditions before broader public availability.
During the beta we may evaluate:
- account registration and authentication;
- property discovery and Favorites;
- enquiries and viewing requests;
- Owner and Independent Agent workflows;
- property submissions and moderation;
- Leads and Deal workflows;
- commission and external-payment records;
- notifications;
- mobile usability;
- performance;
- reliability; and
- general user experience.
Participation does not guarantee that every feature will remain unchanged or become part of the final public service.
4. Beta functionality may change
You acknowledge that beta software may contain:
- bugs;
- incomplete functionality;
- temporary limitations;
- interface changes;
- inaccurate display states;
- interrupted availability; or
- features that are modified or removed.
Under Roof may update the website, dashboard, workflows or beta functionality while testing continues.
We will use reasonable care with real user and property data, but beta participants should not treat unfinished functionality as a substitute for final signed property agreements, legal documents or independent professional advice.
5. Real property decisions
A property appearing in the private beta should not be relied upon solely because it is displayed on Under Roof.
Before entering into a rental, sale or other significant property transaction, relevant information should be confirmed through the appropriate Owner, Agent, Under Roof representative and contractual documentation.
Beta status does not reduce a user’s responsibility to review:
- property availability;
- price;
- contract terms;
- payment instructions;
- ownership/authority;
- property condition; and
- other material transaction information.
6. Payments during beta
Under Roof does not operate a wallet, escrow account or payment-processing system for property funds.
Rent, deposits, reservation payments, purchase funds and similar amounts are handled outside the Under Roof platform between the relevant parties or through another independently agreed method.
A payment status shown in the beta is an operational record of an external payment and does not mean Under Roof transferred, held or guaranteed the money.
Never send property funds merely because a beta screen appears to request or confirm payment.
Payment instructions should always be independently verified.
7. Beta accounts and roles
A newly invited or registered account begins with only the permissions actually granted to that account.
Access to Owner, Independent Agent or Administrator functionality requires separate approval where applicable.
You must not attempt to bypass:
- role approvals;
- verification requirements;
- account restrictions;
- property access controls;
- financial visibility restrictions; or
- Administrator permissions.
An interface error that accidentally displays functionality does not grant you authorization to use that functionality.
8. Owner and Independent Agent testing
Owner and Independent Agent participants may be permitted to test additional functionality after Under Roof approval.
Approval for beta testing does not eliminate the participant’s obligation to provide truthful property, identity and authority information.
Property submissions must not knowingly contain:
- false ownership claims;
- false prices;
- fabricated availability;
- unauthorized photographs;
- misleading property descriptions; or
- another person’s private information without appropriate authority.
Independent Agents must not represent themselves as employees of Under Roof unless a separate written agreement expressly provides otherwise.
9. Acceptable use
You may use the beta normally to evaluate Under Roof and participate in legitimate property activity.
You must not:
- impersonate another person;
- create fraudulent accounts;
- intentionally submit false property or Client information;
- access another person’s private data;
- attempt to obtain Administrator access without authorization;
- bypass role or verification controls;
- manipulate Deal or commission information;
- upload malware or malicious files;
- interfere with normal service availability;
- exploit a security flaw after discovering it;
- scrape protected account information;
- perform automated high-volume requests without permission;
- run vulnerability scanners, penetration-testing tools, load tests or denial-of-service tests without prior written authorization;
- reverse engineer private systems for the purpose of obtaining unauthorized information;
- use information obtained through Under Roof to harass, spam or unlawfully contact another person; or
- use the beta for unlawful activity.
Normal browser use, legitimate property searches and good-faith testing are permitted.
10. Reporting bugs and security issues
We encourage beta participants to report bugs, broken functionality and confusing user experiences.
If you discover something that may expose:
- another user’s private data;
- Administrator functionality;
- private property information;
- authentication credentials;
- financial information; or
- another significant security weakness,
please stop testing that issue and contact Under Roof promptly.
Do not publicly disclose or repeatedly exploit a security problem while it is being investigated.

11. Feedback
You may voluntarily provide feedback, suggestions, screenshots or descriptions of your beta experience.
You remain the owner of your original feedback, but you give Under Roof permission to use, reproduce, analyze and incorporate that feedback for the purpose of improving and operating the platform without an obligation to compensate you.
Please avoid including another person’s confidential or unnecessary personal information in feedback submissions.
12. Screenshots and confidentiality
The private beta is not intended to function as a confidential corporate NDA unless Under Roof separately agrees otherwise.
However, participants should use reasonable discretion with:
- unreleased Administrator functionality;
- private Client or Owner information;
- private Agent information;
- non-public property details;
- security information; and
- screenshots containing personal or operational information.
You must not publicly distribute another user’s private information obtained through the beta.
Under Roof may separately designate specific information or testing material as confidential.
13. Test and controlled records
Under Roof may use controlled or synthetic records internally to test system behavior.
These records may resemble real:
- enquiries;
- Clients;
- listings;
- Leads;
- Deals;
- commissions; or
- payment statuses.
Controlled records are not genuine commercial transactions and must not be treated as such.
Where possible, Under Roof will keep internal test classification separate from ordinary user-facing presentation.
14. No guarantee of uninterrupted availability
The private beta may be temporarily unavailable because of:
- maintenance;
- deployment;
- infrastructure outages;
- bug fixes;
- security work;
- database or storage maintenance; or
- third-party provider interruptions.
Under Roof may temporarily disable a feature where necessary to protect data or system integrity.
15. Data protection during beta
Personal data processed during the private beta is governed by the Under Roof Privacy Policy.
Beta status does not remove Under Roof’s obligation to handle personal information responsibly.
Participants must also respect personal data belonging to other users and must not copy, disclose or misuse information they are authorized to see solely for the purpose of a legitimate Under Roof activity.
16. Beta access may be suspended
Under Roof may suspend or terminate beta access where reasonably necessary because of:
- misuse;
- security concerns;
- fraud;
- false information;
- prohibited automated activity;
- unauthorized access attempts;
- serious violation of these Beta Terms;
- material risk to another user; or
- closure or restructuring of the beta program.
Where appropriate, Under Roof may first contact the participant to understand or resolve the issue.
Immediate restriction may be necessary for serious security or fraud concerns.
17. Ending the beta
Under Roof may:
- expand the beta;
- reduce the beta;
- close beta registration;
- transition users to a later version;
- update the Terms;
- move the service into public availability; or
- discontinue the beta.
If a material change affects existing accounts or legal rights, Under Roof may require updated acceptance.
Closing the beta does not automatically remove obligations that arose through genuine property agreements entered into outside the beta platform.
18. Beta data after testing
Where a beta account contains genuine operational information, Under Roof may retain that information where reasonably necessary for:
- ongoing enquiries;
- active listings;
- Deals;
- legal or contractual records;
- security;
- audit;
- dispute handling; or
- other lawful purposes.
Personal data remains subject to the Privacy Policy and applicable law.
Test-only records may be removed or archived when they are no longer required.
19. No compensation for participation
Unless Under Roof separately agrees in writing, participation in the private beta is voluntary and does not entitle a tester to:
- wages;
- employment benefits;
- ownership in Under Roof;
- payment for feedback;
- guaranteed commission;
- free property services; or
- other compensation.
Any legitimate Agent commission or other commercial entitlement arises only from the applicable separate Deal or agreement, not simply from beta participation.
20. Existing commercial arrangements
These Beta Terms do not replace:
- a property lease;
- sale and purchase agreement;
- Owner agreement;
- Independent Agent agreement;
- commission agreement;
- confidentiality agreement;
- or another separately signed contract.
Where a genuine commercial agreement applies, that agreement governs the specific transaction to the extent of any conflict relating to that transaction.
21. Electronic acceptance
Acceptance of these Beta Terms may be recorded electronically through the Under Roof account or invitation process.
Under Roof may retain records of:
- the Terms version;
- acceptance date/time;
- user/account associated with acceptance; and
- relevant technical audit information.
22. Governing terms
These Beta Terms should be read together with:
- the Under Roof Terms of Use; and
- the Under Roof Privacy Policy.
They are governed by the laws of Thailand, subject to mandatory rights that cannot lawfully be excluded.
