2. Account and technical support
Contact Under Roof if you experience problems with signing in, account access, Favorites, enquiries, listings, Owner or Independent Agent functionality, notifications or another platform feature.
Please describe the problem and, where useful, include the page you were using and a screenshot that does not unnecessarily expose another person’s private information.
Never send your password, Google password, authentication token, recovery key or other account secret to Under Roof by email or WhatsApp.
3. Property support
Clients may contact Under Roof about property information, availability, enquiries or viewing arrangements.
Owners and Independent Agents may contact Under Roof concerning submissions, listing review, Leads, Deals, role access or other authorized property workflows.
Property availability and material transaction details should be reconfirmed before relying on them for a significant decision.
4. Privacy requests
You may contact Under Roof regarding personal data processed about you.
Depending on the circumstances and applicable law, requests may concern:
- access to personal data;
- correction;
- deletion or anonymization;
- restriction;
- objection;
- portability; or
- withdrawal of consent where consent is the applicable basis.
Send privacy requests to:
Using the subject:
Privacy Request
will help us identify the request.
5. Information to provide
A privacy request should explain what you are requesting and provide enough information to locate the relevant account or records.
Please do not send passports, identity cards or other sensitive identification documents unless Under Roof specifically requests appropriate verification and explains why it is needed.
6. Identity verification
Under Roof may need to verify that the person making a privacy request is the person concerned or is lawfully authorized to act for them.
Verification will be limited to what is reasonably necessary to protect personal information against unauthorized disclosure or deletion.
7. Handling a request
Under Roof will review privacy requests and respond within the period required by applicable law.
Some requests may be limited or refused where applicable law permits or requires this, for example where information must be retained for:
- a legitimate legal obligation;
- dispute;
- security requirement; or
- the rights of another person.
Where appropriate, Under Roof will explain the outcome.
8. Account deletion
You may request closure of your Under Roof account.
Closing an account does not necessarily mean that every related record can immediately be deleted.
Certain information may need to remain where reasonably required for:
- ongoing Deals;
- legal obligations;
- disputes;
- security records;
- accounting; or
- other lawful purposes.
Where information is no longer required, it will be handled according to the Under Roof Privacy Policy and applicable retention procedures.
9. Correcting information
If account, enquiry or other personal information about you is inaccurate, contact Under Roof and identify what needs to be corrected.
Property information should normally be corrected through the appropriate Owner, Independent Agent or Under Roof review process rather than through a personal-data request where the issue concerns the property rather than the individual.
10. Security concerns
If you believe your account has been compromised or you have discovered a potential privacy or security problem, contact Under Roof promptly at:
Please do not publicly disclose credentials, private user information or a reproducible vulnerability while the issue is being investigated.
If a security issue gives you unintended access to another person’s private information, stop accessing that information and report the issue rather than continuing to test it.
11. Complaints
If you have a concern about how Under Roof has handled your personal information, please contact us first so that the matter can be investigated.
Applicable privacy rights may also include the ability to pursue a complaint with the competent Thai data-protection authority where available under law.
12. Private-beta support
Under Roof will make reasonable efforts to address genuine private-beta problems, but the beta does not currently include a guaranteed commercial response-time or 24-hour support commitment.
Critical security or privacy reports will be prioritized according to their severity.
13. Changes
Support channels and procedures may change as Under Roof develops and the formal operating company is established.
Current contact details and the effective date should be maintained on this page.
